This Privacy Notice explains how Lee Realty, LLC (“Lee Realty, LLC,” “we,” “us,” or “our”) collects, uses, discloses, and safeguards personal information when you use Lee Realty e-Sign (the “Service”) — our electronic-signature platform for preparing, sending, signing, and storing documents. By creating an account, signing a document, or otherwise using the Service, you acknowledge the practices described here.

The Service is used in two roles: Senders (account holders who upload and send documents) and Signers (recipients invited to review and sign). This notice applies to both. Where a Sender uses the Service to process a Signer’s information, the Sender is the controller of that document and its contents, and we act as a processor on the Sender’s behalf.

1. Information we collect

Account information. Name, email address, and a hashed password when you register or are provisioned an account.
Documents and signature data. The files you upload, the fields placed on them, and the content signers enter — including typed, drawn, or uploaded signatures and initials.
Signer contact information. Names, email addresses, and (optionally) phone numbers of the parties a Sender invites to sign.
Authentication data. One-time passcodes (sent by email or SMS), access codes, and — where a Sender enables it — identity-verification data processed through our self-hosted IDVerify service, which may include images of a government-issued ID and a facial-match selfie used solely to confirm a signer’s identity.
Audit and technical data. To create a tamper-evident record we log events such as when a document is viewed, authenticated, consented to, and signed, together with the associated IP address, browser/user-agent, and timestamps. This data forms the Certificate of Completion attached to each finished document.
Cookies. A single essential session cookie to keep you signed in. We do not use advertising or cross-site tracking cookies.

2. How we use information

To provide, operate, and secure the Service and to deliver documents for signature.
To authenticate signers and, where enabled, verify identity before signing.
To create legally binding signature records and a tamper-evident audit trail, and to cryptographically seal completed documents so alterations are detectable.
To send transactional communications — invitations, verification codes, and completed documents.
To detect, prevent, and respond to fraud, abuse, and security incidents.
To comply with legal obligations and to establish, exercise, or defend legal claims.

Where required by law, our legal bases are the performance of a contract, our legitimate interests in operating and securing the Service, your consent (for example, consent to sign electronically and to identity verification), and compliance with legal obligations.

3. How we share information

We do not sell your personal information or share it for cross-context behavioral advertising. We disclose information only:

To the parties of a document. A completed document and its Certificate of Completion are provided to the Sender and all signing parties, and may show each signer’s name, email, signing time, and IP address as evidence of a valid signature.
To service providers (subprocessors) who help us run the Service, such as Amazon Web Services (Amazon SES) for sending email. These providers may process information only on our instructions and under confidentiality obligations.
For legal reasons — to comply with applicable law, valid legal process, or to protect the rights, property, or safety of Lee Realty, LLC, our users, or the public.
In a business transfer — in connection with a merger, acquisition, or sale of assets, subject to this notice.

4. Data retention

We retain documents, signature records, and audit data for as long as the associated account is active or as needed to provide the Service, and thereafter as required to comply with legal, tax, or regulatory obligations or to resolve disputes. Senders may delete documents from their account, and you may request deletion of your personal information as described below, subject to records we are required to keep.

5. Security

We protect information with technical and organizational measures including encryption in transit (TLS), hashed passwords, access controls, and an embedded cryptographic (PAdES) seal on completed documents that makes tampering detectable. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

6. Your rights and choices

Depending on where you live, you may have the right to access, correct, delete, or receive a copy of your personal information, to object to or restrict certain processing, and to withdraw consent. If you are in the United States, you may have rights under state laws such as the CCPA/CPRA, including the right to know, delete, and correct personal information and to not be discriminated against for exercising those rights; we do not sell personal information. If your information was provided to us by a Sender, we may refer your request to that Sender, who controls the relevant document.

7. International transfers

We operate and store data in the United States. If you access the Service from outside the United States, you understand your information will be processed in the United States, where data-protection laws may differ from those in your jurisdiction.

8. Children’s privacy

The Service is intended for adults and is not directed to children. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided information, contact us and we will delete it.

9. Third-party links

Documents or communications may contain links to third-party sites we do not control. This notice does not apply to those sites, and we encourage you to review their privacy practices.

10. Changes to this notice

We may update this Privacy Notice from time to time. Material changes will be reflected by updating the “Last updated” date above and, where appropriate, by additional notice. Your continued use of the Service after an update constitutes acceptance of the revised notice.
